About Our Client
They are a growing property company based in St Alban’s. They are a family run business and their portfolio is expanding hence this role becoming available.
Job Description
- Preparing AST agreements for tenants
- Negotiating Contract renewals and locating new tenants, recovering outstanding debts, arranging HMO licence renewal with councils
- Managing Rental properties including maintenance and repairs (both urgent and non-urgent) and maximising rental income
- Preparing Inventories, and daily correspondence
- Arranging Mandatory gas and electrical checks in line with legal requirements
- Communicating With all key stakeholders, including, tenants, owners and maintenance staff
Maintains property rentals by advertising and filling vacancies, showing rooms and properties, negotiating and enforcing agreements, and property maintenance.
- Accomplishes financial objectives by collecting rents, forecasting requirements, preparing an annual budget, scheduling expenditures, analysing variances, and initiating corrective action.
- Act as a liaison between tenants and property owners.
- Attracting new tenants through advertising, property viewings, and encouraging referrals.
Maintain property by addressing tenant complaints, obtaining quotes and managing repairs, contracting landscaping, and enforcing rules and regulations
The Successful Applicant
This role is to work 2 half days a week initially. This is a temp role but very likely to become permanent for the right person. You will be home based, but required to travel to properties when needed. This may increase, but that may be flexible depending on the needs of the candidate.
You will have worked as Property Manager previously and looking for a part time 2 half day a week role.
What’s on Offer
£10-£14/h depending on the candidate
