We are proud of the services we provide and with ambitious plans to continue this rapid growth, we are looking for an experienced Operations Manager to join our North East team at the Service Hub in Darlington, this is a great opportunity within our Housing Management business, following the success of the Asylum Accommodation and Support Contract win. Reporting to the Head of Operations, you will responsible for the direct management of Housing Managers within the AASC contract. This role manages and supports the front-line delivery to our service users who may potentially be vulnerable or have a special housing need, managing the service of providing a home and support services for the entire life cycle from nomination through to move out and re-letting of the property.

There will be a requirement for you to be part of an on call rota as an Escalation Manager for frontline operational on call teams.

As Operations Manager your responsibilities will include -
  • Lead, manage, motivate and support staff to deliver contractual requirements with embedded practices in line with Mears Policies and Procedures, promoting One Mears Culture and Red Thread values.
  • Ensure ownership of quality assurance processes within property management via Housing Manager, including but not limited to regular property audits to fulfil business and service user needs.
  • Identify, develop and implement property management strategies to ensure effective running of the contract including the delivery of the Property Standards Project, internal void property management and Local Authority inspections.
  • Responsible for budget management delegated as required, including but not limited to inventory, repairs and staffing monitoring to inform forecasting by analysing and identification of trends in expenditure.
  • Ensure effective delivery of the dispersed accommodation within the assigned area through Housing Managers, including contractual compliance, meeting KPIs and internal and commercial targets and a customer focussed tailored service meeting individuals’ needs whilst being culturally aware and sensitive of circumstances.
  • Management of risk through effective planning, service delivery, monitoring and providing reports to management, ensuring escalation processes to senior management are implemented in a timely manner to ensure resolution.
  • Ensure all records and data on systems remains updated with accurate information to meet contractual requirements.
  • Undertake ad hoc projects and provide support and cover for colleagues and teams within Mears Housing Management.
