The Post

To work as part of a team to ensure the smooth running of Manchester and Cheshire construction. Delivering the highest levels of customer service to customers.

Your role is responsible for providing oversight, delivery and completion of Project works, working to a high standard and ensuring Health, Safety, Environmental and Quality compliance is maintained and the Company’s procedures and objectives are achieved.

Main Duties, Responsibilities and Tasks Required of the Post

  • Organise the day to day running of projects on site
  • Liaise with Contracts Managers / Operations Director to assist programming / resourcing, including plant, materials, labour and subcontractor requirements.
  • Provide technical support to Site Operatives and assist resolving site problems.
  • Monitoring suitability of health, safety and environmental arrangements on sites.
  • Monitoring and inspecting Site Operatives / Subcontractors performance.
  • Challenging under performance on sites and in conjunction with Contracts Managers.
  • Continuous improvement of the Site Team.
  • Completion of tasks as requested by the Contracts Managers / Operations Director.

Procurement

  • Attend post tender meetings as requested by the CM / OD.
  • Compile procurement schedules and liaise with Buyer re site supply and specialist requirements, specifying deadlines.
  • In conjunction with the CM / OD assist in the select sub-contractors / suppliers to ensure level of competence and size of existing workload are consistent with the nature of the contract.

Finance

  • Assist in the identification of variations in conjunction with the project QS.
  • Recording of all relevant information to assist the QS in conjunction with compiling costs for variations / contra charges.

Client Relations and Liaison

  • Liaise with client’s representative over project specification, suitability of materials and project progress
  • Represent the company at site meetings.
  • Maintain a flow of timely information to the CM /OD as to progress.
  • Resolve any client-related issues or disputes referred by Site Operatives
  • Receive client/architect instructions and communicate them to all those affected.
  • On completion and hand-over, compile (with assistance from Contracts Manager) O&M manual for the contract containing all relevant information, user instructions and guarantees and arrange for its delivery to the client.
  • Create good relationships with clients & place company in the best position to negotiate the next project / contract.

Operations and Workforce Management

  • Monitor organisation and methods to ensure maximum efficiency, including developing / improving Site Operatives and ensuring that poor performance will not be tolerated
  • Set common operational standards throughout sites.
  • Ensure that an adequate workforce is available to enable completion of contracts to programme, whilst minimising payroll cost
  • Provide technical support to Site Operatives.
  • Hold regular meetings and review requirements with Subcontractors.
  • Liaise with sub-contracted trades to ensure good relations are maintained and our performance requirements are clearly communicated.
  • In conjunction with Operations Director and other Contracts Managers, maintain company-wide overview of sub-contract labour and trades availability to suit our programmes, avoiding over-commitment of sub-contractors.
  • In conjunction with CM / OD review sub-contractor performance on completion of contracts, giving feedback where appropriate.
  • Assists in performance management in conjunction with Operations Director / Contracts Manager with Site Managers.
  • In conjunction with Operations Director recruit additional Site Managers & Labour resources as required
  • Attend regular site managers meetings with Contract Delivery Team and Managing Director.

Quality Control and Compliance

  • Monitor methods and output to ensure that required quality standards are achieved at minimum cost and that the requirement for snagging is minimal.
  • Agree snagging list with client or contract administrator.
  • Communicate snagging list to all affected parties, monitor for timely completion and obtain client sign-off.
  • Monitor output to ensure compliance with QMS Regs and any other prevailing legislation.
  • Liaise with QMS / Client /Building Control to resolve any issues.

Health, Safety and Environmental Compliance

  • Produce RAMS for works projects, update existing CP H&S and Environmental Management plans, check and sign off suitability of subcontractors RAMS before allowing them access to site.
  • Monitor site practices to ensure compliance with relevant legislation and regulations, including the company H & S and Environmental Policies, to minimise the likelihood of incidents and the resulting fines and compensation claims. This is by way of regular site safety and environmental audits.
  • Ensure all operatives / subcontractors receive regular toolbox talks and formal site audits (by others).
  • In conjunction with Operations Director/Contracts Managers/Site Managers, Directors and SHE Manager investigate all accidents & near misses.

General

  • Influence and inspire others and build strong relationships with all departments. Acting as a role model you will demonstrate a passion for change and improvement utilising manufacturing tools to improve departments/teams efficiency and effectiveness.
  • Review, and feedback staff performance and set goals to develop performance for the individual, the team and the company.
  • Ensure that all team members work within the staff handbook and policies and any performance, capability or conduct issues are addressed.
  • Working as part of the team to implement MCCs Values, vision, mission, business plan and policies.
  • Remain up to date with professional knowledge by participating in training opportunities.
  • To act always to promote equality and diversity ensuring inclusive and integrated services.
  • To be an active participant in groups, meetings and events.
  • Carry out such other duties as are consistent with the job-holder’s knowledge and skills and are necessary for the satisfactory completion of contracts or for attainment of the goals of the business.
