Senior Site Based Project Manager – ISLE OF MAN - £50M. New Campus Development

Relocation to Isle Of Man Required.

About The Company :

My Client is a specialist construction group dedicated to the design and delivery of commercial building projects. And due to the nature and size of the £50 Million new campus development they will be undertaking in September, they have identified the need for a new senior site-based Project Manager. Although the project starts in September, they will look to bring the right candidate on earlier to be involved in Pre-Construction.

The project includes 2 separate accommodation blocks; a parkland and a large mixed use commercial building which will include (but not limited to) a mix of offices; spas; penthouses. The project is expected to last a minimum of 3 years and is unique in size and value to the island and is a brilliant opportunity to include an amazing project on your portfolio. In depth knowledge of ASTA would be beneficial.

The Senior Project Manager will be responsible for the delivery of the company’s portfolio of commercial and residential construction projects from award to practical completion, working within the private and public sector on the Isle of Man. Working with a team of Site/Construction Managers, the Senior Project Manager will ensure that the construction and supporting works are efficiently planned and managed in order to deliver projects to an agreed programme, quality and cost-plan whilst ensuring that the Employers requirements are satisfied in full. In addition, the Senior Project Manager will work alongside the other members of the senior management team to identify new business opportunities, develop and assist in the delivery of partnership strategies to secure future works.

Main Duties :

Daily tasks will change depending on the day and the project but can consist of:

  • Assist with the identification and delivery of partnership, project and funding strategies,
  • Provide input into the bid programme identifying activities, timescales and resourcerequirements.
  • Take the lead in the production of programmes.
  • Review of specifications and drawings and influence the design to maximise buildability and contribution to value engineering proposals/solutions.
  • Ensure that information provided at tender stage is fully reviewed and that a design gap analysis is undertaken to advise the bid team of any design shortfalls, input into risk and opportunity registers and where appropriate provide mitigating measures to eliminate or significantly minimise the risk.
  • Ensure risk appraisals are carried out and properly quantified.
  • Provide advice on buildability and quality issues.
  • Review subcontractor and specialist consultant proposals and assess for compliance, risk and opportunity.
  • Establish, manage and co-ordinate the project/site management process including chairing meetings and workshops as necessary, including assisting in the resolution of interface problems.
  • Engender a culture of excellent H&S awareness, ensuring that the works are undertaken in a safe and efficient manner with adherence to Health and Safety regulations in accordance with statutory regulations and the Company H&S Management systems.
  • Ensure that the works are planned, organised and executed in an efficient manner targeting zero defects at completion.
  • Ensure that the build is technically compliant, falls within the agreed cost-plan and is delivered to enable the Company to meet its contractual obligations and Client objectives and expectations.
  • Preparation, monitoring and management of construction programme, ensuring that the build is progressed in accordance with the programme and falls within the cost-plan.
  • Produce monthly reports on the construction progress, highlighting risk and implications to programme and cost.
  • Manage a team of Construction, Site and Package Managers.
  • Identify and provide solutions to mitigate project risks, manage and contribute to the problem solving process including liaison with key trades and the construction and design teams.
  • Primarily concentrating on the construction-phase design management of one large/complex project or multiple smaller projects, it will be necessary to contribute to precontract submissions by providing buildable and affordable design solutions

Requirements :

· Fellow of the Chartered Association of Building Engineers (FCABE)

· Fellow of the Chartered Institute of Building (FCIOB)

· Member of the Project Management Institute

· MSc/BSc Construction Management or Project Management

· MBA Construction Real Estate and Management (preferred)

· IOSH Managing Safely in Construction and / or NEBOSH Certificate on Environmental Management

· Appropriate CSCS card (black card preferred)

· Proven track record of delivering projects ranging from £1m-£50m with a combined concurrent portfolio of circa £50-£75m delivered in the UK and/or Ireland.

· Senior management experience at board level in a similar role (Managing Director or Operations Director) with either main/principal contractor for a minimum period of ten years.

· Excellent project management skills, coupled with a strategic outlook and proven leadership ability.

· Competent and confident in technical aspects of design.

· Good understanding of the building process and construction methods and interface between trades.

· Good understanding of JCT and NEC contracts.
