Responsible to: Franchisee/Branch Manager

Accountable for: 1. Personal performance, conduct and presentation.
  • Achieving sales target for the branch, whilst aiming to promote the long-term growth of the Company name.
  • Providing a high level of customer service to all clients.
Duties
  • Increase Sales income year on year.
  • Increase local market share and promote brand awareness at all times.
  • Generate new and repeat business opportunities for valuations, sales agreed, completions and financial services.
  • Canvassing & leafleting to seek new business opportunities including targeting competitors.
  • Take a proactive and flexible approach to local marketing in order to promote the brand and maximise local presence.
  • Generate leads and referrals for financial services.
  • Generate leads and referrals for conveyancing.
  • Achieve pre-agreed individual and office targets.
  • Register new enquiries and match buyers to properties.
  • Arrange and attend viewings.
  • Conduct valuations and obtain new business as targeted.
  • Give only carefully considered and qualified market advice using effective comparables.
  • Liaise and negotiate offers between vendors and buyers.
  • Communicate with vendors with regards to marketing feedback, viewings and hot prospects.
  • Provide practical solutions to vendors with regards to achieving a prompt sale.
  • Progress transactions accurately and efficiently.
  • Supervision of an effective buyers database, ensuring regular contact is made with all prospects.
  • Maintain office systems/software and working procedures.
  • Efficient diary management.
  • Activity reports as required.
  • Deal with complaints effectively and promptly.
  • Ensure effective teamwork and co-operation between staff.
  • Take precautions to ensure the security of both you and your colleagues.
  • Ensure that you are fully aware of and comply with all regulations for General Data Protection & Anti Money Laundering.
  • Attend all meetings and training courses as required by your Line Manager.
  • From time to time perform duties outside of this job description reasonably requested of you.
  • Deputise for the Branch Manager as required.
  • Main Objectives
    • To achieve goals and targets pre agreed with your franchisee and Branch Manager, operating to the standards required by the company.
    • Demonstrate high standards of professionalism, courtesy and efficiency in dealing with the public.
    • Maximise opportunities for viewings, valuations, sales and financial services.
    • Seek to increase office market share and generally promote ‘brand awareness’.
    • Maintain the level of service and quality standards set out by Martin & Co.
    • Handle all enquiries with courtesy and efficiency.
    • Maintain and increase agreed fee levels.
    • To operate within the confines of the latest housing legislation.
    • To operate to the standards set by our regulatory bodies.
    • Manage effectively administrative sales staff.

    Sales Manager incentive scheme July 2021
    • Properties sold for £500,000 or more will earn you 15% of the agency commission fee*
    • Properties sold for over £700,000 or more will earn you 20% of the agency commission fee*
    • Properties sold for over £850,000 or more will earn you 25% of the agency commission fee*
      • Providing the fee to vendor is not less than 0.75% + VAT
      • 15% on the agency commission if you sell any property with an agency fee of 1.25% + VAT or above.
      • 10% of the agency commission remains the standard fee for all other transactions.
      • If Annual Income Targets are meet a further Company bonus may be paid.
