Location: Hybrid Working available. Must be able to travel and work from the following locations - Liverpool, Sefton, & Wirral

Hours: 35 Per Week

Salary: £45,976 Per Annum + Essential Car User Allowance

Repairs Manager Duties

  • Assist Head of Repairs contract administration of Prima Group repairs and maintenance (R&M) service, planned works programme and on DLO / contractor performance and review meetings and implementing corrective actions to ensure performance targets are consistently achieved.
  • Supervision of Surveyors and Trade Supervisors, who in turn manage teams of operatives focusing on responsive repairs, voids and DMC / technical issues.
  • Supervision of Contract Surveyor and annual planned works programme.
  • Assist Head of Repairs on Planned and R&M budget management and control of expenditure through expert knowledge of schedule of rates, approval works orders and cost variations within delegated level of financial authority.
  • Ensure that works for Damp Mould and Condensation are completed in line with the Policy and Procedure.
  • Investigation of customer complaints and escalated complex technical issues including legal claims in line disrepair protocol.
  • To carry out technical inspections and to provide support and second opinions / guidance to surveyors.
  • Contribute to the out of hours support for the Group emergency repairs service where required.
  • Provide regular supervision, appraisal, support and line management of surveyors and other repairs and maintenance staff members.
  • To supervise and deliver the annual cyclical works (prior to paint repairs and painting) programme
  • Contribute to the development of the Group Asset Management and Repairs Strategies
  • Contribute to the procurement and tendering of works and services to the Group.
  • Support the Head of Repairs in the development of policy and procedures in the areas of repairs & maintenance.
  • To produce reports to senior management and board when required.
  • Manage and control designated budget lines within agreed limits, including the preparation of project expenditure reports and budget forecasts.
  • Manage the adaptation programme across all Prima stock.
  • To undertake any other duties to achieve personal, team and organisational objectives following consultation with your manager.
  • Undertake Health and safety and compliance duties as required

Repairs Manager Requirements

  • Degree level qualification in a surveying or construction related field
  • Full driving licence and use of a car for work duties
  • Experience at Senior Surveyor / Repairs Manager level in a housing association, not for profit or public-sector organisation
  • Experience of responsive repairs and the use of schedule of rates
  • Experience of budget management and control
  • Experience of contractor management
  • Awareness Health & Safety in construction/CDM/ Risk Assessment.
  • Experience of complaint handling
  • Experience of dealing with disrepair claims would be beneficial
  • Experience of managing an adaptations programme in a housing association, not for profit or public-sector organisation
  • Experience of report writing specifications and schedule of rates
  • Qualified to or working towards MRICS/MCIOB or similar professional membership would be beneficial
