Basic Qualifications:
  • 3rd Level Degree/Diploma in a relevant field and/or membership at an appropriate level of a relevant professional body.
  • Senior Level experience of working within and/or managing multi-disciplinary teams of property related project teams, incorporating Project Managers, Architects, Solicitors, Planners, QS’s, Engineers, Property Consultants, Environmental Consultants, etc.
  • Fluent in the English Language.
  • Strong verbal and written communications skills.
  • Ability to work effectively across internal and external organizations.
The Real Estate Development Manager (REDM) within AWS will assume accountable ownership of the Real Estate Development process from exchange of contracts on Development Agreements and/or Acquisition Agreements until completion of development works and incremental hand off to AWS stakeholders. Prior to assuming accountable ownership, the REDM will support the Real Estate Transaction Manager (RETM) in settling the development obligations of the parties and in the execution of at-risk development activity pre-exchange.

Experienced and resident within their allocated principal region, ideal candidates will possess the ability to interact with colleagues at all levels to develop the optimum Development execution solutions and effectively drive their adoption and implementation. They should have a demonstrable ability to prepare and execute plans for the development of our self-build data centres, whilst mitigating for business, market, and technical challenges.

A sound working knowledge of the regulatory, statutory and practical requirements associated with delivering wayleaves and easements, with an ability to manage the wayleave process across multiple jurisdictions and experience in unlocking potential delays and ransom costs in securing wayleaves and easements.

Key job responsibilities

Roles & Responsibilities:
  • Carry out a review of planning, density and massing potential of each acquisition, having regard for the Due Diligence Report supporting the acquisition rationale. Develop scheme options to identify the most commercially advantageous scheme of development, maximising the use of available power and which could be reasonably expected to secure a planning consent.
  • In the case of each acquisition, consider the proposed masterplan, design, specification and environmental performance standards, and where property value enhancement sufficiently exceeds the cost of enhancement, pursue approvals to incorporate the enhancements into the design brief.
  • Having regard for all market usual development funding and disposition options, ensure that appropriate legal, warranty and insurance structures are considered and put in place to accommodate both usual and potential financing, funding and disposition requirements
  • Prepare and secure approval for Development Business Plans (DBP’s) each with the objective to realise or improve on the ambition underwriting the founding transaction for the development of build to suit and self-build data centres.
  • Actively lead and manage all workstreams, with the support of the internal Technical Project Management (TPM) team in managing the Design and Construction activities, against the parameters as set out in the DBP’s.
  • Be fully informed & involved in all workstreams, and determine matters where that determination aligns with the DBP.
  • Deal with the consideration of any requests/proposals for change and, where not within the parameters of the approved DBP, reject or escalate as necessary, and where appropriate arrange to promote and secure required approvals.
  • Prepare and present the Monthly Development Report’s(MDR’s), with input from all internal stakeholders, setting out progress and projected outturn against the DBP, with a particular emphasis on Cost and Schedule, and proposed mitigation where negative.
  • Manage the close out of any residual DBP workstreams, and produce a Final Development Report (FDR) wherein the actual outturn against DBP will be set out and critiqued, with Lessons Learned scheduled and circulated for consideration of implications for ongoing and proposed developments.
  • Develop partnerships with developers, public bodies and permitting authorities.
  • Understand and provide for the technical requirements of internal stakeholder teams.
  • Simultaneous management of multiple complex data centre developments.

Desirable Qualifications:
  • Proven success at delivering large scale real estate developments across a range of asset classes across Europe.
  • Experience with industrial real estate and land negotiations.
  • Fluent in any European language in addition to English.
  • Particular demonstrable experience of any of the Roles & Responsibilities outlined above
