The Role

Northwood Peterborough Ltd who are one of the leading property specialists is looking for a Lettings Negotiator/Property Manager to join our small, friendly & busy lettings team. We require an individual who is efficient and effective, and able to communicate face-to-face, via telephone and email. The individual must be highly organized, well presented, approachable and confident with competent IT skills & excellent written English. The ideal candidate will be quick to learn, use their initiative from the outset, possess good time management skills and be prepared to work well on their own as well as be a team player. They also need to be able to multi-task, manage their time well and deliver ongoing excellent customer service even in difficult situations. Working from our Peterborough Office a Northwood Lettings Negotiator/Property Manager’s responsibilities may include:

  • Completing detailed photographic and written inventories for properties prior to tenancies starting
  • Inspecting properties during tenancy and providing a written and photographic report to the landlord. Attention to detail is paramount here.
  • Reporting defects through to our landlord & maintenance contractors
  • Carrying out final inspections at properties to assess the return condition
  • Submitting final inspections reports and claims
  • Negotiating claims and disputes with former tenants and landlords
  • Working closely with our property maintenance contractors assessing damages and claims.
  • Arranging safety inspections & ensuring full compliance at all times with current industry regulations.
  • Taking enquiries, arranging & attending property viewings if required.
  • General office administration

Experience is a benefit but not essential.

An enthusiastic confident & driven personality is essential.

You must be able to communicate confidently & clearly even in difficult situations.

Ability to set and manage client expectations. It will be essential you can multi task without compromising service standards.

The successful applicant must have a good basic understand of property maintenance or a great degree of common sense. They will also be able to confidently handle challenging conversations with tenants and landlords leaving both parties feeling that they have had their claims and explanations fairly represented in a calm and professional manner. Other key attributes include:

  • Able to manage a busy diary
  • Be self motivated to work alone out of the office
  • Work in a busy team environment
  • Have a high degree of own initiative and great common sense
  • Have good communication skills verbally and excellent written English
  • Flexible to support other roles

Confident use of Computer based systems, Outlook, Excel and Word is essential. A flexible and committed attitude to team work is also essential.

A full driving licence & use of own reliable car for business use is required. Mileage allowance given.
