The Property Manager is responsible for the Day-to Day management of a portfolio of developments defined within a geographical location. All management aspects of the development are the responsibility of the Property Manager. Specific responsibilities are detailed below. The role of the

Position within organisation

  • Reports to Regional Property Manager

Key Responsibilities

  • To carryout development inspections as necessary to ensure Trinity Estates Management responsibilities are met.
  • To proactively communicate with customers regarding our management of their development, ensuring communication strategies are achieved and reviewed on a regular basis.
  • To effectively manage the relationship with the customer, this includes but is not restricted to: o Responding to customer queries via Telephone, Email and Letters. o Work with and build positive relationships customer formed groups such as RA’s, RMC’s, RTM etc. o To report to each client on a regular basis regarding the ongoing management of the development. o Attending meetings with customers and clients as required.
  • Ensuring development management strategies are produced, met and reviewed on a regular basis.
  • Ensuring development information is produced and distributed as necessary.
  • Ensuring Customer complaints are resolved effectively and in a timely manner.
  • To liaise with our Accounts department to ensure accurate financial management of the
  • development.
  • Source, Appoint and Manage competent trade persons to undertake works across the portfolio.
  • To ensure all works undertaken by contractors are of suitable quality and cost effective.
  • To ensure all Health & Safety and Industry legislation is adhered to.
  • To actively source new business opportunities.
  • Manage developer clients to encourage New Business opportunities for Trinity.
  • To build effective working relationships with in-house departments such as the Property
  • Coordinators, Property Accountants etc.
  • To ensure all monthly reporting is completed accurately and in a timely manner.
  • To support other Property Manager colleagues when necessary.
  • To support and deputise for the Regional Property Manager when necessary.
  • To sign off invoices for works undertaken as necessary.
  • To effectively manage ad-hoc projects (such as redecorations) as required.
  • To manage, update & promote the web portal service both internally and to all property owners.
  • To ensure Trinity Estates business reputation is protected at all times.
  • To attend head office on a quarterly basis.

Person Specification – Property Manager

Essential Skills

  • Must have at least 2yrs previous experience in a managerial position
  • Must have at least 3yrs experience in the residential property management sector
  • A proven track record in customer services
  • Must have a full UK driving license (maximum 6 Points)
  • Must have intermediate computer skills in Microsoft packages
  • Must have negotiation skills
  • A proven track record of budgeting and account management
  • Previous experience of contract management is essential
  • Knowledge of the residential property management sector
  • An understanding of leasehold property legislation
  • Previous dealings with Resident Management Company directors
  • Attention to detail
  • Fluent levels of English both Oral and Written

Desirable Skills

  • Advanced knowledge of Microsoft computer packages
  • Previous experience of the Propman computer System
  • Effective client handling skills
  • An ability to liaise with a range of people

Qualifications & Education

  • Educated to ‘A’ Level standards or equivalent
  • GCSE grades A-C in English
  • Associate level IRPM essential (must be willing to work towards next level of accreditation)
  • Relevant industry qualifications
  • Customer service qualifications desirable
