The Role

We are hiring someone to recruit, vet, serve and oversee residents in London and the South East.

The residents will all be live-in guardians: people who live in properties which would otherwise be vacant in order to protect them. Live-in guardians receive substantially reduced cost of accommodation and greater flexibility in their living arrangements in exchange for foregoing security of tenure.

The guardian scheme has supported thousands of people to save money on accommodation while they are saving for their own property or while they are establishing themselves starting up their own business or a new career. It has ensured that buildings are put to good socially responsible use instead of being left vacant and enabled landlords to make substantial savings while reducing the risk to their properties.

The Fundamentals

The Candidate

To be considered, you must:

  • Have excellent customer service skills with a natural inclination to build relationships based on listening to people’s needs and taking responsibility to ensure they are met
  • Be comfortable being firm when required to ensure the live-in guardians stick to the terms of our agreement
  • Have an acute ability to make quick assessments of the character of people you have just met and to build rapport with them
  • Be highly organised and able to comfortably manage a varied workload involving responding to a large volume of live-in guardians via email and phone
  • Be proficient in creating convincing new adverts, taking attractive photos and videos of the properties where you are recruiting live-in guardians
  • Have highly professional written communication skills
  • Be competent in administrative duties such as filling our contracts correctly, uploading documents and populating a CRM

The Responsibilities

  • Recruiting Live-in Guardians - creating adverts and finding candidates from various sources
  • Creating quality photos & videos of the property for the advert. Using a wide-angle smartphone which will be provided
  • Vetting Live-in Guardians - interviewing, collecting and verifying documentation
  • Signing and filing license agreements with the live-in guardians
  • Getting guardians setup on our Direct Debit platform
  • Introducing the scheme to prospective live-in guardians
  • Carrying out inductions for live-in guardians before they start occupation of a property
  • Managing guardians day-to-day, fielding emails and phone calls from guardians as their first point of contact for everything except for property maintenance issues
  • Monitoring guardians license fees are paid and managing arrears - chasing after Guardians’ non-payment and setting up effective and suitable payment arrangements
  • Managing guardians smooth exit from the properties following termination of our contract to protect the property
  • Relocating guardians - from one property to the next following the end of a contract
  • Record keeping and administration associated with the guardians

Our Company

We are a small company who have been protecting vacant properties across England by providing live-in guardians for 12 years. We have provided more than 3,000 people with reduced cost accommodation which has supported them into the next stage in their lives. We have worked for many of the best known private landlords in the country, as well as four local authorities, several housing associations and some charities too.

We also provide a suite of other services for vacant properties such as charitable occupation, security guards and business rate mitigation.
