We have an exciting new opportunity to join our fast-growing Build to Rent team as the Facilities Director. You will be instrumental in driving the facilities strategy forwards as well as being the technical guru and go to person for the maintenance team. Initially you will manage 3 assets, based in our award-winning development in Elephant Park. Our stylish and bespoke premium apartments offer tenants the opportunity to ‘rent it like they own it’. You will be responsible for nearly 800 stunning homes, as well as the fantastic buildings which also have; 24/7 gym, elegant lounge, and entertainment areas, plus more. Our Facilities Director will report directly into the Head of Build to Rent. The primary role objective is to be responsible for developing and executing the facilities strategy for the assets, including vendor management and preferred vendor relationships, developing policies and procedures for maintenance tasks and inspections, and supporting maintenance staff working at the assets. In addition, you will be responsible for managing the service operations of the property as and when needed, guiding and coaching members of the team with regards to technical issues.
What you will do:
  • Drive and deliver the facilities strategy for current and future assets
  • Leading the technical services and property maintenance functions in both the internal and external aspects of the buildings, amenities, common areas, public realm and grounds
  • Building standards, health & safety, statutory compliance, repair & maintenance, and overall asset functionality
  • Providing the Head of Build to Rent and the and wider business team with monthly reporting of work order analysis, Planned Preventative Maintenance (PPM), potential life cycle replacement, defect and warranty status, and contractor performance reviews
  • Contributing to the development of the annual budgets for the properties and being accountable for attainment of related budget goals by analysing and evaluating financial statements, reconciling monthly statements against approved budget, and working with the Operations Director and Community Managers on explaining any variances
What you will have:
  • Passion to work at a strategic level whilst be willing to get into the granular detail and ‘get your hands dirty’
  • Trade qualification(s) in electrical/mechanical engineering or plumbing (i.e. NVQ, City Guilds or similar), BIFM/IWFM and be a Certified Member of IWFM or Member of the RICS (FM pathway) and/or relevant NEBOSH/IOSH qualification
  • Experience in overseeing building and engineering maintenance, project management of minor and major works, environmental controls, cleaning services and security services in a residential community, hotel or similar
  • Ability to communicate and build relationships with various stakeholders i.e. tenants, board members and engineers or technicians
  • Proficient computer skills and knowledge of Microsoft packages including; outlook, excel, word and PowerPoint
