Contracts Manager £50,000 - £60,000 + Package West Midlands Our client, an up and coming, popular Main Contractor, are looking for a Contracts Manager to join their team based in Oswestry. As Contracts Manager you will be required to work as part of a team to ensure the smooth running of the company. Delivering the highest levels of customer service to customers. Principle Responsibilities of the Contracts Manager:
  • Agree job programmes with Construction Director / Site Managers and monitor progress
  • Communicate programme and subsequent changes to all affected parties
  • Intervene and agree action plans to recover delays where possible
  • Ensure timely request for and delivery of all information that is on the programme critical path
  • Identify variations to contract that will impact on the programme and ensure programme is revised to accommodate them
  • Liaise with Construction Director to assist programming / resourcing
  • Compile reports as required to demonstrate progress against programme
  • Ensuring that under performance on sites is challenged and in conjunction with Contracts Managers develop and improve the Site Management team
  • Continuous improvement of the Contracts Delivery Team
  • Completion of tasks as instructed by the Directors Procurement
  • Attend post tender meeting (Chair for smaller schemes) on receipt of customer order
  • Prepare project programme
  • Compile procurement schedules and liaise with Buyer re site supply and specialist requirements, specifying deadlines.
  • Select sub-contractors / suppliers to ensure level of competence and size of existing workload are consistent with the nature of the contract. Finance
  • In conjunction with the Project Surveyor, monitor job costs and progress against budget.
  • Ensure in-coming applications for payment from sub-contractors and are approved and signed off to release payment in conjunction with the Project Surveyor
  • Assists in the identification of variations in conjunction with the Project Surveyor
  • In conjunction with the Financial Director, manage any insurance claims arising from the contract.
  • In conjunction with the Contracts Director and other Contracts Managers compile information / hold contract reviewsand discuss with Directors Site Managers performance related pay (Contract review meetings to be held within one month of project completion and Site Managers performance related pay agreed annually) Client Relations and Liaison
  • Liaise with clients representative over project specification, suitability of materials and project progress
  • Represent the company at site meetings.
  • Take and distribute meeting minutes when it is agreed as the company’s responsibility to do so.
  • Maintain a flow of timely information to the client as to progress and cost.
  • In conjunction with Project Surveyor justify and obtain formal agreement of unavoidable delays to minimise penalty clause claims
  • Resolve any client-related issues or disputes referred by site managers.
  • Receive client/architect instructions and communicate them to all those affected.
  • On completion and hand-over, compile (with assistance from Office Manager) O&M manual for the contract containing all relevant information, user instructions and guarantees and arrange for its delivery to the client.
  • Assist the Directors / sales and marketing team in hosting entertainment for clients and professional contacts.
  • Create good relationships with clients & place company in the best position to negotiate the next project / contract Operations and Workforce Management
  • Monitor organisation and methods to ensure maximum efficiency, including developing / improving Site Managers and ensuring that poor performance will not be tolerated
  • Set common operational standards throughout sites.
  • Ensure that an adequate workforce is available to enable completion of contracts to programme, whilst minimising payroll cost
  • Provide technical support to Site Managers.
  • Hold regular progress review meetings and review labour requirements with Site Manager.
  • Ensure all personnel recruitment and induction procedures are completed to ensure compliance with relevant legislation
  • Liaise with sub-contracted trades to ensure good relations are maintained and our performance requirements are clearly communicated.
  • In conjunction with Construction Director and other Contracts Managers, maintain company-wide overview of sub-contract labour and trades availability to suit our programmes, avoiding over-commitment of sub-contractors.
  • Review sub-contractor performance on completion of contracts, giving feedback where appropriate.
  • Assists in performance reviews/appraisals in conjunction with Construction Director / Contracts Manager with Site Managers.
  • In conjunction with Construction Director recruit additional Site Managers & Labour resources as required
  • Attend regular management / site managers meetings with Contract Delivery Team and Managing Director. Quality Control and Compliance
  • Monitor methods and output to ensure that required quality standards are achieved at minimum cost and that the requirement for snagging is minimal.
